Vernon Works On Trading Land For Park

Credit Pacific Service Union It's out with the old and in with the new in 2003 for a long-sought recreational park in Vernon. Building a park has been an issue in growing Vernon, Sussex County's largest town, for about a decade. A plan pursued over the past three years included a park with several ballfields on the 180-acre Fagan farm on Maple Grange Road, which the township bought for $1.1 million in 1999. An additional $1 million also has been bonded for a park.

Under a new proposal, the council would trade 135 acres of the Maple Grange tract to the VanDokkenburg family in exchange for 125 acres of their farm along Route 94, just north of the Appalachian Motel, Mayor John Logan said.

This represents the average time taken by customers of the company (Trade Debtors) in settling their invoices for goods and services supplied on credit.

The 40-acre Black Creek site and an additional five acres proposed for a cell tower at the Maple Grange tract would not be part of the swap, Logan said.

Center Credit Service Union Logan said there are about 25 acres in that flat area, or enough land for only a few fields, and other hilly parts of Maple Grange would require some $2 million in grading.

Card Credit Service Wireless Excessive cost was seen as a main reason voters rejected a $2 million referendum to develop a park in the Nov. 5 election. The referendum also came amid some last-minute concerns about exactly what was being planned, because council members only a week earlier confirmed they were looking into swapping the Maple Grange land.

Credit Security Service Union Logan said the council had been exploring other tracts since the summer, after a successful petition placed the park-funding issue on the Nov. 5 ballot.

Credit Report Service In late April, the council adopted bond ordinances of $4.7 million for the first phase of a park plan that would take several years. But some residents mounted a successful petition in May for a referendum on the bonds, and the council scaled the plan down to a $2 million referendum.

Christian Counseling Credit The land swap may work because most of VanDokkenburg's 125 acres are flat and would be easier to convert into fields, Logan said. That land is zoned agri-ecotourism.

They also worry about the loss of dwindling farmland and what might become of the Maple Grange land.

Credit Monitoring Service The swap is not a done deal, Logan stressed, noting the council is working with the state on the wetlands and endangered species issues. He also said a park would not be a "blight" on the landscape.

Consumer Counseling Credit Inc "There's a trade-off involved," he said.

Card Credit Fleet Service "We have no plans for the Maple Grange land at this point because there are so many constraints on the property, we really don't know what could be done," said Vernon Merritt, a representative of the VanDokkenburg family. "A lot of the motivation for the family is to do something good for the town. Mainly, we're just trying to see if this whole thing (swap) will work out."

Card Consolidation Credit Surveys are being done now and appraisals expected early next year would be followed by a historical evaluation of the land -- something that was not done with Maple Grange, Logan said.

Credit Free Online Report "At any point, it could not work out," Logan said. "Thus far, it looks very promising. I think we'll know by spring if the swap makes sense."

Credit Federal First Service If the trade works, the council may consider selling the Black Creek site to the state or Archaeological Conservancy, a group that has expressed an interest in it, Logan said.

Consumer Credit Service Logan, other officials and residents have doubted the historical significance of the Black Creek site. He declined to comment on its listing on the national register.

Center Credit Family Service "It's been a contentious issue, and I think it would be in the town's best interest if we could just step away from that area (Maple Grange) and move on," Logan said.

Credit Reporting Service Erika Martin Seibert, an archeologist with the National Register of Historic Places, said the Black Creek site was listed under two criteria: It was associated with events that have made a significant contribution to the broad patterns of history, and it has yielded or may be likely to yield important information in history or prehistory.

Cca Credit Division Service "It's a pretty important site for both reasons: archaeology and cultural significance," Martin Seibert said. "It really is, or else we wouldn't list it."

Credit Free Report Service Patterson, who unearthed numerous Lenape artifacts on the Black Creek site, said he was pleased it was listed for both reasons.

Card Credit Customer Discover The cultural aspect "is really important for the Lenape," Patterson said. "It recognizes it had meaning and still does have meaning for the living Lenape people. It (the register listing) is very important for protecting the property, and even more important for Lenape culture."
